Here is a helpful list of important things to consider before beginning your project:
What is your realistic budget?
Building costs today for quality construction are around $100 per square foot (SF) plus site work. Remodeling existing spaces starts at $50 /SF, depending on the complexity of the project. Kitchen and baths can run much higher. The bottom line in construction, as in most things in life - you get what you pay for. Investigate your various financing and loan options.
What are the goals and objectives of your project?
A program outline or wish list is very helpful. Magazine articles, including projects you like and don’t like will give a visual hint of your tastes. To help keep the costs under control, decide what your primary needs are and focus on them. As your Architect, I will assist you in keeping within your budget.
Have your selected your site?
If not, it is helpful to have the Architect assist you in this. Views, orientation, vegetation, land forms (rocks, hills, etc.) prevailing winds and present or future neighbor locations are primary concerns. Will your views be protected, or blocked by future construction?
Location, location, location!
Many people decide to remodel after viewing the model home market because they like their location and the character of the home. Many of the new model homes offer great amenities and meet the needs of many people but are generally lacking in character, with the garage rather than the front door offering your immediate sense of entry.
Are you overbuilding the neighborhood?
If so, a return on your investment then becomes more difficult. However, if you like where you are and plan on staying in that location, it is an option. Many of my projects are overbuilt for the neighborhood but the client has made a conscious decision to do that.
How do I select my Architect?
Before selecting your Architect or design professional, do your homework, ask for references and request to see some of their work. The most important thing is that your feel comfortable with all the players in the project, from Architect to builder.

What does it cost to have an architect put your project together?
Fees are usually based on a percentage (5-10%)
of the estimated construction cost, depending upon the size and complexity
of the project. Hourly wages can also be charged. Contact
